Two recent transactions reminded me again that real estate is never just about price.
In one case, the seller hoped to enter the market above the value I originally recommended because of financial pressure connected to the property. Months later, the appraisal confirmed almost exactly the value I had originally recommended from the beginning.
After several price reductions and nearly three months on the market, the home ultimately sold slightly below that original recommended value, while the seller continued carrying the mortgage during that entire time.
Another transaction taught the opposite lesson.
This seller trusted the pricing strategy from day one. The home launched strongly, received multiple offers, and generated immediate momentum.However, no pre-inspection was completed before listing. During the buyer’s inspection period, previously unknown electrical issues were discovered, and the first contract fell apart. The home still sold successfully, but the interruption in timing and momentum affected the final outcome.
Both experiences reinforced the same principle:
In real estate, pricing, preparation, timing, presentation, and buyer psychology are all interconnected.
The best outcomes usually happen when pricing, preparation, and timing are aligned from the very beginning.
